From Property Data to Agent-Level Advisory: The Complete CMA Intelligence Platform

Real estate agents spend hours building CMAs manually. They pull comps, adjust for condition, factor in market trends, assess appraisal risk, and craft pricing strategies—all before they can have an informed conversation with their client. We asked: what if all of that happened in seconds? Not just the comp pull. The entire analysis. The kind of insight that separates a good agent from a great one.

Property Condition Assessment with AI Vision

MLS data tells you bedrooms and square footage. It does not tell you if the kitchen was updated in 2023 or if the roof needs replacing. We built a granular condition assessment system that factors directly into your valuation—overall condition scoring, component-level analysis for kitchen, bathrooms, roof, HVAC, foundation, and flooring, plus location factors like busy roads, water views, and cul-de-sacs.

But here is the real unlock: AI-powered photo analysis. Upload property photos or use listing photos, and our Gemini 2.0 Flash integration analyzes them automatically. It identifies updated kitchens, original bathrooms showing wear, aging roofs that need inspection, and red flags like water stains. The AI does not replace your judgment—it accelerates it. You review, override if needed, and the valuation updates in real-time.

Market Trends Dashboard: Historical Data at Your Fingertips

Knowing today's market is table stakes. Understanding where it is heading is the edge. We surface years of historical market trends per location:

  • Home Value Index monthly trends
  • Days on market trajectories
  • List-to-sale ratios over time
  • Inventory levels and absorption rates
  • Market Health Score (0-100) indicating seller, balanced, or buyer market
  • Momentum indicators: month-over-month, quarter-over-quarter, year-over-year
  • Seasonality analysis with best month to list recommendations

All of this runs on a weekly cron job, automatically expanding to track every zip code your users search. No manual updates required.

Strategy Generator: Numbers into Narrative

Numbers without narrative do not close deals. Clients need to understand why you are recommending a price. We built a rule-based strategy engine that transforms your CMA data into actionable recommendations. For sellers, it provides a recommended list price with rationale based on sold comps, positioning strategy, three price scenarios (aggressive, market, aspirational), and appraisal outlook. For buyers, it calculates fair market value ranges, offer scenarios with win probabilities, leverage points, and contingency recommendations.

This is not AI-generated fluff. It is deterministic logic based on your actual comp data, market conditions, and property specifics.

Buyer Offer Intelligence

Buyer agents often fly blind on offer strategy. "What should I offer?" deserves a data-driven answer. We built a complete offer analysis system:

  • Offer scenarios: Conservative, competitive, aggressive, and walk-away prices with win probability scoring
  • Appraisal gap analysis: Likely appraised value, gap calculation at each offer price, cash-to-close impact
  • Contingency recommendations: Keep, waive, or shorten inspection; financing and appraisal strategy
  • Negotiation leverage: Days on market signals, price reduction history, competing inventory, seller motivation
  • Pending comps: Real-time access to pending/under contract properties—instant demand signals

Appraisal Risk Calculator

Appraisal gaps kill deals. Agents need to know the risk before they price or offer. Our appraisal risk calculator takes your proposed price, sold comps, and subject property to assess risk levels from None to Critical. It shows how many sold comps support the price, identifies the comp ceiling, and calculates the financial impact—cash-to-close increase if a gap occurs.

Risk levels are clear: None means the proposed price is at or below conservative estimate. Low is within 2% of likely appraised value. Medium is 2-5% gap potential. High is 5-10% gap potential. Critical means expect appraisal issues with 10%+ gap.

Valuation Transparency

"Trust me, it is worth $X" does not cut it anymore. Clients want to see the math. Our breakdown component shows exactly how we arrived at the recommended price: per-comp adjustments for bedroom, bathroom, square footage, lot size, age, and condition; weighting factors for recency, distance, and listing type; blending methodology combining adjusted comps, price per square foot, and Zestimate; and confidence scoring based on comp availability. No black boxes. Every number is explainable.

AI Assists: Listing Summarizer and Price Scenarios

For users who want the extra edge, we added optional AI features. The Listing Description Summarizer takes 500-800 character listing remarks and returns bullet points highlighting selling points and potential concerns, with 24-hour caching per listing. The Price Scenario Explainer generates plain-English tradeoff explanations for your three pricing scenarios. These are additive—they do not slow down the core flow.
